What leasing options are available?

Our leases are typically 12 months, but we do offer flexible lease terms. 

Do I need a lease guarantor?

​Only in certain circumstances relating to income or credit. 

Do you offer co-living with individual leases?

​We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.

What are your application requirements?

Potential residents must pass a screening for income and approved credit. 

Can I apply online?

Yes. Use the apply tab on the website to get started with your online application. 

How much is the security deposit? Is any of it refundable?

The security deposit is $1,000 / We require $500 with the application and the other $500 with the first month's rent prior to move in. The $500 due with the application is refundable within 48-hours of application.

Is there an application fee?

Yes, there is a $50 fee for the entire application. One fee. Not paid per person. 

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

​We require good credit, 3x rent to income ratio, no criminal background, and a good rental history.

Do I have to pay first & last month's rent?

We require the first month's rent and security deposit for move-in, but we do not collect last month's rent. .

When is rent due and how can I pay my rent? What forms of payment are acceptable?

Rent is due on the first of the month we accept online payments via check or credit card and certified funds in person.

Is there a late fee for overdue payments? Is there a grace period?

​Rental payments are due on the first of each month. Any payments received after the 5th of the month must include a $50 late fee.

Are utilities included?

We include trash, snow removal, and one parking space for each leaseholder over 18.

Are there any other costs not included in the rent?

Residents are responsible for water, sewer & gas as well as electricity.

Do you require renter's insurance?

Yes, we require renter's insurance. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.

Do you have items I can rent?

​We do have on-site storage available to rent for between $45-$175 based on size and availability.

What happens if I need to move out before my lease expires?

The tenant is responsible for the remainder of the lease. Lease breaks are dealt with on a case-by-case basis.

Can I sublet the apartment or list it on Airbnb or VRBO?

We do not allow subletting or listing the apartment on short-term rental sites like Airbnb or VRBO. 

What are the occupancy limits?

Occupancy limits apply, 2 people in a 1BR apartment, 2 people of non-familial status/4 people of familial status in a 2BR apartment.

What are the h ours for utilizing outdoor amenities?

The roof deck is open from 6 AM to 11 PM. 

What are hours of the leasing office?

​The leasing office is open Monday - Friday 9 AM - 5 PM; Friday & Saturday 10 AM - 4 PM.

What are the hours for the clubhouse?

The clubhouse is open from 6 AM to 11 PM for your convenience.

What are the hours for the fitness center?

The fitness center is open 24/7 — head on over for a workout soon. 

Do you offer valet trash service and/or recycling?

We do not have valet trash services, but we do have trash receptacles available throughout the community for residents to use. 

Do you have wifi/internet available in the common areas?

Wifi is available in the lobby area and such amenities as the community lounge, fitness center, and conference room.

Do you have cable? Who is the provider? Is there a separate charge?

Cable & is resident responsibility and is provided by Comcast. The apartment is WiFi ready. 

Do you have package lockers/how do I get my packages?

​Yes, we have package concierge on the property. 

Is storage included? Is extra storage available to rent?

​We do have on-site storage available to rent for between $45-$175 based on size and availability.

How do I reserve community amenities?

Online booking through Resident Portal is available for amenity reservations. 

What security features does this property offer?

​Key fob system for amenities, video surveillance in amenity areas, criminal background checks for anyone over the age of 18, Butterfly MX intercom system.

Does this community have pest control service?

​Yes- We use JP Pest Services who comes every month for preventative maintenance.

Do you have bicycle racks?

​Yes, we do have outdoor bicycle racks.

I have a noise complaint. Who do I contact?

​Reaching out directly to the leasing office either via phone or email. If it is after hours and an emergency please call Bedford PD.

What is the smoking policy?

We are a smoke-free community. 

I have a maintenance/emergency maintenance issue; who do I contact?

For a non-emergency maintenance issue, you can call or email the office. For an emergency issue call 603-325-4741, the main office number and they can reach our emergency maintenance team on your behalf. Maintenance will arrive in 30 minutes or less.

Do you allow pets? What is the pet policy?

​Yes, we are a pet-friendly community. Indoor cats are permitted. Max of 2 pets per apt. The monthly pet rent per cat is $40.00. Additional restrictions apply and will be explained during the leasing process. Dogs of non-aggressive breeds, one year or older, maximum 80lbs are permitted in certain apartment homes. There is a maximum of two dogs per apartment home weighing a total of 80lbs. The monthly pet rent for a dog is $75.00 per month. Additional restrictions apply and will be explained during the leasing process. This policy is subject to change without notice.

What is the parking situation?

​We provide ample open parking for residents. One parking space per leaseholder is included in rent, secondary additional vehicles are $50 a month. We do have parking stickers on every vehicle in the community.

What is the policy for snow removal?

We start the snow removal procedure at 9:00 AM after the storm ends when there is 2 inches or more of snow. All tenants need to be ready to move their vehicles by 9 am. 

Are there building quiet hours?

Yes. Quiet hours are from 10 PM to 8 AM. Please be a considerate neighbor.

What decorations or changes to the apartment are prohibited?

Normal wear-and-tear such as hanging pictures or mounting TVs is allowed. Residents may not paint cabinets, trim, or appliances. Blinds are provided for every window and must be maintained as such. The apartment must be left in the condition it was in upon move-in.

Are there restrictions for what can be put on balconies or patios?

No grills are allowed on patios/balconies per Bedford Fire Department.

What is the procedure for moving out?

We require a 60-day Notice to Vacate. Upon receiving that the office will schedule a pre-move-out inspection with you. From there residents will be given some informational paperwork to assist with the moving transition. After the return of all keys, the office will complete a full move-out inspection and have it emailed to you.
